Tanner Crossing Annual Meeting Notice 5.7.24
Tanner Crossing will host it's annual membership meeting on Tuesday, May 7, 2024 at 6:30 p.m. at the community pool. In order for the association to hold a meeting your presence is required either in person or via proxy. The association has not held an annual meeting in quite some time, and it is important to the community to have these meetings in order to conduct business. If you need another proxy please contact Nicki Sheyka, Community Association Manager at 407 333-7787 x 1105 or via email at nicki.sheyka@premiermgmtcfl.com Also, the association is in need of Volunteers to serve on the Architectural Review Committee and The Compliance (Fining) Committee. Both positions are very important in maintaining the property value of homes in the association. Please consider volunteering for these in the community that you live, work and play in! We look forward to meeting you at the meeting.

Hurricane Preparedness 2024: Hurricane season is here! Get prepared now before a Hurricane strikes.
In preparation of the incoming Hurricane Season, we would like to communicate some of the steps you can take to best handle the storms before and after.
Hurricanes can bring hazards in many forms and while Orange County is located in Central Florida it certainly isn't insulated from the possible effects of a storm. From high winds to tornadoes and flooding, hurricanes can present a variety of sever weather. Your ability to plan ahead will be your best protection against injury and damage to your home and property.
How to Prepare:
- Create a family emergency communication plan
- Prepare a disaster supply kit
- Know the local hurricane evacuation route and shelter locations
- Protect your home and community by removing and safely securing all patio furniture and trash cans. Remove all items to prevent projectiles.

Greetings Residents,
There has been a recent increase of individuals attempting to access the community pool after hours. This goes against the community pool rules, not only is this trespassing, it's breaking and entering The area is monitored by 24-hour recorded video surveillance.
As a refresher to all Members and your guests, we have outlined the pool rules set forth for your community.
Pool Hours of Operation: Sunrise to Sunset
Maximum occupants: 37
POOL RULES
· NO ALCOHOL OR DRUGS.
· NO SMOKING OR VAPING in or around the pool area.
· NO PETS.
· BE CONSIDERATE OF OTHERS.
o No rude, inappropriate, or offensive behavior.
o Keep music volume low and the lyrics family-friendly so it does not disturb other guests.
· No food or beverages of any kind in the pool. Food and beverages must be kept at least 3 feet away from the pool.
· No glass is permitted in the fenced area.
· No nudity or see-through swimwear. No speedos or thong swimwear.
· No carrying firearms or anything that could be mistaken as a weapon.
· No riding bicycles, skates, scooters, or wheeled boards are allowed in the fenced area.
· No diving, running, pushing, throwing, dunking, or roughhousing.
POOL SAFETY AND USAGE
· No lifeguard on duty. Use of pool and equipment is at your own risk.
· Pool use is restricted to Tanner Crossings homeowners, authorized residents, and their guests. All others will be considered trespassing.
· A homeowner or authorized resident must always accompany guests.
· Adult supervision is required for children 14 years of age or less.
· Pool gates must be shut when not in use and not propped open.
· Do not swim if sick, infectious, or have an open wound or diarrhea.
· Children or anyone without toilet skills must wear tight fitting water-proof pants or swim diapers.
· Swimmers must clear the pool area for at least 30 minutes in the event of inclement weather conditions.
Notice: This area is monitored by 24-Hour Recorded Video Surveillance.

Tanner Crossings, HOA-Community Spotlight 2023
Greetings Residents,
We would like to take this time to inform you of some upcoming exciting news for the community.
Playground/Pool Renovations
Yesterday, the Tanner Crossings, HOA Board of Directors met with Kent Construction and the sub-contractor who is heading the playground and pool renovation. Demolition will begin at the playground, Monday, January 30th, 2023. The playground will be closed during this time. The Playground equipment is scheduled to be shipped today with the final delivery shipped on February 3rd.
The pool splash pad is being coated today!
Upcoming Meetings
The Board will haver a Special Meeting to designate a lead or point of contact for community matters or projects. The Board will meet at 4pm on Sunday, 1/29 at the community Pool.
The Board will me for the regular Board of Directors meeting on Tuesday, February 7th, 2023, at 6:30pm. The location of the meeting will be at the community pool.
Parking
The Tanner Crossings, HOA Board of Directors has had several conversations and email exchanges with Orange County. The HOA received an updated map of where “No Parking” signs in the community should be located. Most of the signs on Kristen right are missing. Orange County is going to make new signs and install them with anchors. The technician rode through the community and will conduct an inventory and straighten the signs that are leaning. Parking is a concern in the community, please recognize, the HOA is making progress, and working diligently behind the scenes to get this taken care of.
Pressure Washing
The Tanner Crossings, HOA Board of Directors is currently seeking bids to have all common area sidewalks/curbing/storm drains pressure washed in and around the community pool/playground (Tract C). This project is set to take place in February.

Little Free Library
Greetings Residents,

"No Parking" Signs 04.07.2022
Greetings Residents,
We regret to inform you that Orange County will not be extending the no parking signs up to the cul-de-sac. The Engineers reviewed all signage in our community, and based on the number of homes, Orange County must provide ample parking on Orange County public streets for residents and visitors. The Board of Directors has requested an updated approved "no Parking" plan for the community.
We do apologize, for any disappointment, but rest assured, we will continue to work with the County on future "'no parking" plans.

We are pleased to inform you we are in the final phase of the work order approval. Orange County expects to finish the process no later than early next week. We appreciate everyone's communication and patience as the HOA works diligently with the County to get this in place.

Tanner Crossing, HOA Parking Reminder 12.06.2021
Dear Homeowner/Resident,
Parking within the driveway on Lots
This is a friendly reminder that all vehicles parked within the driveways of all Lots shall only be parked in a manner in which ingress and egress is obtained without crossing the grassed areas of the Lots. Parking in a sideways or horizontal manner is prohibited.
Service Providers
There has been a recent increase of vehicles parked on the street blocking driveways, mail kiosks, trash containers, etc. As a courtesy to your neighbor and service providers, we ask that you please be mindful and refrain from parking in an area that is not permitted. We also ask that you adequate parking for mail carrier near each mail kiosk.
Service providers are doing the best they can to reach mail kiosk and trash cans on designated pick-up days. If the mail kiosk and/or trash containers are blocked, then service can't be provided.
We appreciate everyone's cooperation to this matter!

Parking Information
General Parking Guidelines
Please follow all posted parking signs in the neighborhood. In addition, parking is not allowed:
- On any part of the lot other than the driveway.
- On the roadway side of another parked vehicle (double parking).
- On crosswalks.
- On sidewalks.
- In front of driveways
- Within intersections.
- Within 15 feet of a fire hydrant.
- Within 20 feet of an intersection.
- In such a way that blocks or creates a hazard for other vehicles.
Any violators of the parking signs are subject to fines and/or vehicle towed.
Parking Modification
Please be advised as of October 2, 2018, The Orange County Board of County Commissioners and Traffic Engineering Division has created a new NO PARKING modification for the residents of Tanner Crossings. New signs were installed with the updated information. To view full notice of the modification, please click here.
Here are the highlights of the parking modifications:
- Shawn Circle: Install "No Parking Anytime" signs on one side of the street.
- Kristenright Lane: Replace "No Parking" from 12:00 AM to 8:00 AM signs on one side of the street with "No Parking Anytime" signs.
- Lisalynne Court, Kaiser Court, and Chloe Court: Replace "No Parking from 12:00 AM to 8:00 AM" signs on both sides of the street with "No Parking Anytime" signs.
